95 discounted homes in north Dublin to go on sale from €251,000 next month

95 NEW HOMES IN north Dublin are to be offered for sale at prices starting from €251,000 next month under Dublin City Council’s affordable purchase scheme.

Applications for the final batch of Starter Homes at Oscar Traynor Woods in Coolock will open on 23 September, with the apartments due to be ready for occupation in 2027.

The release consists of 28 one-bedroom, 48 two-bedroom and 19 three-bedroom apartments.

The homes will be offered at an average discount of 22% on their open market value through the council’s Starter Home Purchase Scheme, formerly known as the Local Authority Affordable Purchase Scheme.

Under the scheme, the council takes an equity stake in the property to bridge the gap between what a household can afford through its mortgage and deposit and the market value of the home.

The amount buyers pay will be linked to their household income.

One-bedroom apartments will be priced between €251,000 and €318,000 and are aimed at applicants with a single or combined income of between €56,000 and €71,000.

Two-bedroom apartments will cost between €299,000 and €380,000, with an income range of €67,000 to €85,000.

The three-bedroom apartments will be priced between €340,000 and €413,000 and are aimed at households earning between €76,000 and €93,000.

The prices compare with a median price of €540,000 for a new-build home in the Dublin City Council area in June, according to CSO figures.

Applications will open online at noon on 23 September and remain open until noon on 14 October.

Oscar Traynor Woods is being developed on the former Oscar Traynor Road site in Dublin 17 by Dublin City Council in partnership with Glenveagh and Clúid Housing.

A total of 850 A-rated homes are planned across the development, consisting of Starter Homes for purchase alongside social and rental housing.

The development is being delivered in phases and will also include parks, community spaces, a multi-use games area and retail and commercial units.

Chair of Dublin City Council’s Housing and Social Inclusion Strategic Policy Committee, Cllr Deirdre Heney, said the homes would help working households who “may otherwise be priced out of home ownership” to purchase a property.

“Developments like this demonstrate the importance of sustained investment in affordable housing and the positive impact it can have for individuals, families and communities across the city,” Heney said.

Lord Mayor of Dublin Daryl Barron said the release would provide more people with “a realistic opportunity to put down roots” in the area.

Applications will be accepted through Dublin City Council’s affordable homes portal.
