Devon village pub closed as it hunts for new owners

Commercial property agents Charles Darrow describe The Nightjar in Aylesbeare as a "successful" business in an "impressive, new build property". It is currently closed after the most recent tenants came to the end of their lease.
The freehold of the pub and restaurant, which spans over two floors, and the two-bedroom owners' apartment are being marketed with an asking price of £365,000.
The site was previously occupied by the Aylesbeare Inn, which went up for auction in 2012 after being closed for three years and in an almost derelict state. It was taken on by local developer Paul Brinton, who decided to demolish the old pub and build a new one in its place. The Nightjar, which was named by local residents, threw open its doors in 2017.

The pub underwent a short closure in 2019 after being put up for sale. In June 2019, it was announced that it was due to reopen under new owners Ava's Kitchen Ltd.
In the current sale brochure, Charles Darrow say the pub is currently closed after the most recent tenants' lease came to an end. Estate agents also say the owners now want to retire and "reduce their investment holding".
Buyers will be able to take the pub on as a freehold with vacant possession on completion or on a leasehold basis. The property comprises a modern lounge bar with flagstone flooring and first floor restaurant, with seating for nearly 80 people.
Charles Darrow says: "The Nightjar is an impressive, new build property (built in 2017) in the heart of Aylesbeare, an immensely popular village in East Devon. The property, having been built by our clients has been successful let for the past five years and is still presented in excellent order throughout.
"The property is fully functional and has understand, trading well albeit the tenants have now moved on at the end of their lease to pastures new."
