NOT A HOTEL has opened reservations for the POD, the first residential product the Japanese hospitality brand has designed. The house is the opening release from NOT A HOUSE, a new group company set up by parent NOTA Inc. to bring the design thinking, technology and service sensibility behind NOT A HOTEL’s villas into everyday homes.
The POD is a standardized house, meaning the core plan arrives already resolved. NOT A HOTEL drew on its villa projects to fine-tune how rooms connect and where furniture sits, so the fundamentals are dialed in before a buyer makes a single choice. The brand pitches this as a way to keep the efficiency of a pre-planned home without giving up the individuality most people want from where they live.
Floor plans scale from a Studio up to three bedrooms, covering solo living, couples and full households. From there, the interior opens up. Buyers pick from several finishes, furniture packages and built-in elements, including wall-mounted storage and dedicated workspaces, to shape the layout around how they actually spend their days.
The exterior follows a stripped-back, linear form with no extraneous detailing, designed to sit just as comfortably on a city block as in a rural landscape. Multiple cladding materials are on offer, letting owners match the facade to personal taste and to the conditions of the plot it will stand on.
Tech is where the hotel DNA shows most clearly. The POD runs the same smart-home setup used across NOT A HOTEL properties, so a smart key, automatic lighting adjustment and air-conditioning settings can all be handled from one tablet. The same IoT functions are also reachable through a smartphone app when residents are away from home.
Ownership extends beyond the property line. POD owners can add a subscription that grants three nights a year at NOT A HOTEL locations across Japan, with access to every property in the portfolio available by paying the difference. NOT A HOUSE is led by CEO Mai Shin, the GENDA co-founder who joined NOT A HOTEL’s board as an outside director in December 2024. In comments shared in the release, she framed the POD as an attempt to offer a fresh, unconventional option in a housing market she believes is weighed down by persistent problems
