The Price of Container Homes in Ghana and What Buyers Receive

Container homes are gaining attention in Ghana as buyers search for faster and potentially cheaper alternatives to conventional houses.

Current online listings show that the cost of a container home varies considerably according to its size, layout, materials and level of finishing.

Buyers must also distinguish between purchasing an empty shipping container and ordering a completed home.

Container home prices in Ghana

An ordinary used 20-foot shipping container currently costs approximately GH¢17,000 to GH¢32,000, while some 40-foot units are advertised between GH¢26,000 and GH¢48,000.

These prices generally cover only the metal container and not its conversion into a home.

A basic converted or prefabricated unit suitable for a small room, office or temporary accommodation may cost around GH¢55,000 to GH¢75,000.

One current listing prices a prefabricated container structure at GH¢60,000, while another advertises a fully finished unit for GH¢75,000.

Larger residential designs cost significantly more. Depending on the builder, a furnished one-bedroom container home could start from approximately GH¢100,000 and rise beyond GH¢200,000.

Two-bedroom designs made from multiple containers may cost between GH¢250,000 and GH¢450,000 or more.

Imported expandable homes can also appear cheaper initially, but shipping, customs duties, transportation and installation can substantially increase the final amount.

What buyers receive for the price

A completed package may include insulated walls and ceilings, internal partitions, tiled or vinyl flooring, aluminium windows, security doors and electrical wiring.

Homes with bathrooms could additionally come with a toilet, washbasin, shower and plumbing connections. One-bedroom and larger models may offer fitted kitchen cabinets, countertops, sinks, wardrobes and air-conditioning points.

However, buyers should not assume that every advertised price includes transportation, foundation work, septic tanks, water storage, utility connections or building permits. Furniture, appliances, solar systems, verandas and exterior cladding may also attract separate charges.

Before paying a deposit, prospective buyers should request a written quotation showing the container’s condition, room measurements, materials, fittings, delivery expenses and completion period.

The prices are therefore estimates rather than fixed industry rates. A container home can offer quicker construction, but its final cost depends heavily on the buyer’s preferred comfort and finishing level.

Current Ghana listings include bare containers from about GH¢17,000 and finished compact units around GH¢75,000.

What GH¢50,000 can cover when building

Previously, YEN.com.gh reported that GH¢50,000 can provide a meaningful start to a modest building project in Ghana if the land is already secured.

Current 2026 estimates put cement around GH¢75 to GH¢101 per bag, while concrete blocks can average about GH¢6.20 each.

The amount may cover a foundation and some blockwork on a small house, but labour, transport and site conditions can quickly change the total cost.
