Vacant building in Clovis demolished to build newest Habit Burger & Grill restaurant

A new Habit Burger & Grill restaurant is being built in Clovis, with the popular fast casual chain potentially helping reinvigorate a 52-year-old shopping center.

Construction for the new Habit Burger is taking place at the southwest corner of Shaw and Peach avenues, at 498 W. Shaw Ave., within the Shaw Village shopping center.

An empty building that once housed a Title Max office was demolished (the majority of it) so the Habit Burger could be built to its desired specifications.

The restaurant is expected to be 2,560 square feet with a drive-thru. It will employ about 30 people.

The building was originally developed as a bank, but was utilized as a Title Max office in more recent years before its closure in 2020.

The Clovis Planning commission approved a conditional use permit to build the Habit Burger in July 2025.

The Habit Burger & Grill ranked as the nation’s best fast casual restaurant in the United States for the past three years by USA Today readers, offering a “perfect balance of speed and quality.”

The restaurant is praised for having a diverse menu that ranges from its popular charburgers to ahi tuna filet sandwiches to mango miso crunch salads.

This will be the second Habit Burger restaurant in Clovis, with the other location near the intersection of Herndon and Sunnyside avenues.

Boost for other businesses?

The Habit Burger’s popularity could boost customer traffic for nearby businesses along the Shaw Corridor, including for fellow businesses at the Shaw Village shopping center.

The Shaw Village shopping center was built in 1974 and has experienced a number of tenant turnover in the past 10 years.

Among the notable tenant losses over the years at the roughly 80,000-square foot shopping complex was a HomeTown Buffet in 2016 and a Big Lots! in 2018.

In fact, the entire Shaw Village shopping center is listed for sale on LoopNet and the Habit Burger’s 20-year ground lease is highlighted as one of the investment points.

DD’s discounts and Rent-A-Center remain longtime major tenants at Shaw Village.

Another strong selling point for potential buyers, as well as tenants, is the 300 parking spaces available at the shopping center that’s on 7.59 acres of land. That equates to 3.88 spaces per 1,000 square feet leased, according to the summary on LoopNet.
