Summerlin offers multiple home designs for multigenerational living

With multigenerational living growing in popularity — adult kids returning home, and aging-in-place a growing preference for many older adults — larger homes with first-floor primary suites top the must-have list of features for many homebuyers.

The Summerlin master-planned community offers a wide range of options for those with extended live-in family or frequent visitors, creating the ability to scale living spaces up or down as needs dictate.

According to Jenni Pevoto, senior director of master-planned community marketing for Summerlin, flexibility is key to meeting the unique and changing needs of families.

“Today’s homebuyers value first-floor primary suites for their flexibility,” Pevoto said. “They work well for guests, offer easier access and can easily convert into office space or other uses when not occupied by visitors or extended family. Floor plans with kitchenettes in a multigenerational space are especially appealing to buyers looking for a forever home where they can comfortably age in place.”

Ascension by Toll Brothers in The Peaks village features two expansive luxury homes, each offering large primary bedrooms and suites.

The Sky Edge floor plan — part of the Highrock collection — offers 3,940 square feet on a single level. Its ground-floor bedroom suite includes an en suite bath offering total privacy for visitors and an optional kitchenette. It is priced from approximately $2.2 million.

The two-story Rosecrest floor plan, part of the Crestline collection of homes, spans 4,783 square feet and includes a first-floor multigen suite with bedroom, en suite bath and kitchenette. The home is priced at approximately $1.8 million.

In the Kestrel district, Mockingbird by Lennar offers the Greg Next Gen two-story floor plan, which spans 3,335 square feet and includes a spacious Next Gen suite on the first floor. The suite is a private retreat with its own entrance, living area, kitchenette, bedroom, bath and laundry, perfect for multigenerational households. Homes at Mockingbird are priced from the high $700,000s.

Grand Park village offers several neighborhoods that offer homes with first-floor primary suites, including all floor plans at Fairview by Lennar that feature the builder’s signature Next Gen suite, designed for multigenerational households and offering separate entrance, living area, bedroom and bath.

Homes at Fairview are all single-story and range from 3,793 square feet to 3,972 square feet, priced from approximately $1.8 million to nearly $2 million.

Glenrock by Toll Brothers offers two floor plans with first-floor suites that include first-floor bedrooms tucked off the foyer with private baths and walk-in closets. The Rosendale floor plan, which features an option for a multigen suite with kitchenette, spans 3,956 square feet and is priced from approximately $1.6 million. The Westcliff floor plan spans 4,557 square feet and is priced from approximately $1.9 million. It also offers an optional multigen suite with kitchenette. Brantley by Pulte Homes offers two floor plans with spacious first-floor guest suites. The Pesaro floor plan comes in at 4,020 square feet and is priced at approximately $1.4 million. The Vittorio floor plan offers 4,624 square feet, priced at approximately $1.5 million.

Carlisle by Tri Pointe Homes offers four floor plans with multigen options. Carlisle Ridge Plan Two offers 3,447 square feet on a single level with a private primary suite, priced at approximately $1.7 million. Carlisle Peak Plan One offers 3,590 square feet with a first-floor primary bedroom. Plans Two and Three, which offer 3,688 to 4,065 square feet, respectively, each include Tri Pointe Home’s signature GenSmart first-floor suite, priced at approximately $1.4 million to $1.5 million.

Ashland by Taylor Morrison offers five floor plans with optional multigen suites. These single-story floor plans — Heritage, Liberty, Patriot, Pioneer and Summit — range from 2,747 to 3,306 square feet and are priced from approximately $1.1 to $1.4 million.

In its 36th year of development, Summerlin offers more amenities than any other Southern Nevada community.
