MorningStar Senior Living at The Canyons, a Class-A senior housing property, was sold to a private equity firm.
JLL Capital Markets represented the seller, a joint venture between Confluent Development and Ovation Group. JLL also worked on behalf of the buyer to secure a five-year acquisition loan through a debt fund. MorningStar will remain as the operator and a joint venture partner.
MorningStar opened the 168-unit community in 2024 with co-developers Confluent Development and Ovation Group. Since then, MorningStar at The Canyons has delivered steady occupancy performance, a testament to the array of standards that have made MorningStar a well-respected brand in senior housing for the last 23 years.
MorningStar at The Canyons offers independent living, assisted living and memory care units within studio, one- and two-bedroom layouts in the four-story building. Pinnacle Apartments sells for $5.75M
Jerad Roberts; Robin Willett; and Devin Lee, CCIM, of Vegas Multifamily Advisors at Northcap Commercial are announced the recent sale of Pinnacle Apartments for $5,750,000 ($95,833/unit). This sale consisted of 60 units built in 1984, located at 4330 N. Las Vegas Blvd. This transaction closed Aug. 10. Northcap represented the buyer in the transaction.
Clark County approves Echo Trail Park expansion
Clark County Commissioners unanimously approved a major expansion of Echo Trail Park at the corner of Buffalo Drive and Russell Road. The approval allows construction of a new two-story, 58,000-square-foot community center, along with significant park enhancements. The new facility will be built at the southwest corner of the site, just west of the existing park.
“The approval of the Echo Trail Community Center is an exciting step forward for the southwest,” said Clark County Commission Chairman Michael Naft. “After seeing the incredible success of our Silverado Ranch Community Center, I am thrilled to have modeled Clark County’s newest Parks and Recreation campus after it. The new facility will offer programming rooms for people of all ages, a fitness space, an indoor walking track, a demonstration kitchen, and more. The project will enhance the area that is currently home to Echo Trail Park, creating an even more vibrant and welcoming destination for neighbors to play, recreate, and build community. Community centers raise property value while improving the health and quality of life for nearby residents.”
The Echo Trail Community Center will feature a gymnasium, indoor walking track, dance/yoga studio, multipurpose classrooms, an arts and crafts room, offices and conference rooms. The facility is expected to open in 2028. Park improvements include 288 new parking spaces for a total of 321 spaces, a new pedestrian pathway, signage and additional landscaping throughout the park.
Echo Trail Park opened in 2022 and serves the neighborhoods nearby. Currently, the park features a tennis/pickleball court, playground, splash pad, and walking trail.
