Las Vegas ‘one-of-one’ penthouse sale breaks records

The 42nd floor penthouse, Penthouse 4206, at the Waldorf Astoria closed March 13 at $10.1 million, marking the highest sale in the building’s history. Frank Napoli of Berkshire Hathaway HomeServices Nevada Properties was the listing agent for the unit and currently holds the top four sales in the Waldorf Astoria’s history.
There are only six penthouses in the entire Waldorf Astoria and Penthouse 4206 was completely redesigned by the previous owners, “essentially making it one-of-one,” said Napoli.
“Living at the Waldorf Astoria is pretty much like living on vacation,” said Napoli, who is also 10-year resident of the luxury condo-hotel.
The Waldorf Astoria at 3752 Las Vegas Blvd. S is the only condo-hotel in Las Vegas, with the bottom 22 floors dedicated to the hotel and floors 24 to 47 for residents.
Penthouse 4206 is 3,922 square feet, two bedrooms and three bathrooms, delivering a “truly turnkey” living experience, according to the listing. The residence has top-tier amenities like a state-of-the-art kitchen, home automation system, all-new HVAC and large windows highlighting sweeping views of the Strip.
Residents will have the opportunity to use the hotel’s amenities including the business center, dog park, fitness center, pool and hot tubs, as well as their wide range of premium bars, restaurants and lounges.
Napoli started selling high rises around 2006 and said he has seen condo living take off in Las Vegas, especially for out-of-towners.
“The condo living in Las Vegas provides them with a great alternative,” said Napoli. “They can have a residence in Las Vegas, but also have something unique and fun when they come to town.”
Las Vegas condo living is attractive for out-of-state buyers because of Nevada’s tax benefits and less responsibility, the building does it all for you, Napoli saying “you can leave for any amount of time and the building will watch over it.”
“When it comes to condo living, there is certainly nothing like the Waldorf Astoria,” said Napoli. “The building just continues to improve in value year-over-year and I don’t think we’ve seen what this building is capable of yet.”
