Cheder Chabad Florida to Finally Close on Campus After Legal Battle
The story behind a two-year fight to secure Cheder Chabad of Florida's first permanent home.
by COLlive Editor · COLliveTwo years ago, after years of remarkable growth, Cheder Chabad of Florida was sent out of the building it called home — evicted through circumstances beyond its control, with the next school year fast approaching and nowhere to go.
What happened next could only be described as a series of miracles. Just as the Cheder needed it most, a magnificent property came within reach: 10 acres, 65,000 square feet, turnkey, centrally located, right off the highways — the kind of campus that, in South Florida, almost never becomes available. It wasn’t only a place to land. It was a home worthy of the Cheder and its children, a place to grow into for generations.
With Siyata D’shmaya, the Cheder secured a contract on the property. And to make sure the school would have a stable place from day one — no gaps, no scrambling — it secured a temporary lease on that same property to carry through until closing. The plan was set. This is where school would open for the coming year.
The community rallied behind it in a way that was nothing short of extraordinary. With tremendous Bitachon and an outpouring of support, donors stepped forward, and the dream of a permanent home felt closer than ever. Everything was looking bright.
And then the road got steep.
A Major Setback
The property had a sitting tenant — operating on an expired lease — that did not vacate as the sale required. Instead, represented by a prominent law firm, they filed a lis pendens on the property, a legal encumbrance that effectively froze the sale in place, and commenced litigation to remain in the building, and derail the sale.
This was a heavy blow. The contract we had worked so hard to secure was suddenly clouded, the campaign that launched with such energy had to be paused, and the school that was counting on walking into this campus now faced real uncertainty about where to be for the fast approaching school year.
But the Cheder believed deeply in the legitimacy of its position and the fairness of its contract — and it was not prepared to walk away from the home its children needed.
Holding Firm
What followed were many months that tested everyone’s patience and faith.
Litigation is draining — financially, emotionally, and spiritually. There were motions and counterclaims, hearings and discovery, and long stretches of uncertainty where the outcome was anything but guaranteed. Through all of it, the Cheder moved forward with a combination of Bitochon and strategy: standing firm on its rights, working closely with counsel, and refusing to let go of the opportunity that everyone understood was a true gift from Above.
And the strain wasn’t only in the courtroom. With the new campus tied up and no building to call its own, the Cheder had to move from one temporary location to another — packing up and resettling, again and again, all while keeping school running and children learning without missing a beat. It was exhausting, and it made the need for a permanent home more real than ever.
And slowly, with a great deal of Siyata D’Shmaya, the picture began to shift.
The Settlement, and a Clearing Sky
After an extended and difficult process, a confidential settlement was reached — one that secured Cheder Chabad’s contractual right to purchase the property and led to the removal of the lis pendens. It was a major turning point. But even then, in addition to the confidentiality, the timeline wasn’t fully established — it remained open exactly when the tenant would depart, depending on certain variables still in play.
Finally, just several months ago, it was all confirmed and locked in: the tenant would be vacating this summer, clearing the way for the Cheder to complete the purchase and move into its new home. The legal cloud had lifted, and the contract we secured two years ago — with the very same favorable terms — remained fully intact.
The Finish Line Is Here
This summer, Cheder Chabad of Florida will with Hashem’s help be closing on its first permanent campus.
Take a moment to appreciate what that means. No more moving from place to place. No more temporary arrangements or short-term leases that someone else can pull out from under us. After years of renting, borrowing, and resettling, the Cheder is finally putting down permanent roots — a building of our own, ours to keep, for our children and for the generations who will follow them.
And this is what makes it so much bigger than a building.
Imagine the energy that has gone into simply surviving — the packing, the searching, the uncertainty, the legal battles — turning fully toward our true mission: giving our children the finest chinuch, building programs that last, and creating an environment where every student, every teacher, and every family can thrive. And once the Cheder is firmly established on ground of its own, that stability becomes a foundation to grow stronger, reach higher, and flourish for generations to come.
None of it would have been possible without the community that stood by us — through the first campaign, through the long legal battle, and now through this final stretch. To everyone who gave two years ago, who believed in this when it was still uncertain: thank you. You helped secure the contract, sustain the fight, and keep this dream alive.
Now we need one final push to bring it home.
The down payment due at closing is substantial. Together with what was raised in our first campaign, we are working to close the remaining gap so we can take possession and open the doors of our own building this coming school year. Every contribution at this moment becomes part of something permanent — a place that will stand and serve the children of South Florida for decades to come.
This is not a donation that fades. It is a legacy — a lasting share in the first and forever home of Cheder Chabad of Florida.
