Chipotle, charging stations, other retail under construction at Maple and Behymer

A new retail center is coming to north Fresno at Maple and Behymer avenues. The development will span about 130,000 square feet in total and is set to be completed in the first quarter of 2027. It has been in the works for five years.

Real estate development firm Bottom Line Group, headed by Jay Virk, is spearheading the construction. Virk expressed a desire to provide retail options that are convenient and valuable to the neighborhood.

“We look at what the neighborhood really needs and what supports it. Instead of just bringing in ... a simple liquor store ... we want to bring in a product that can be convenient, can be express ... fuel options, charging options,” Virk said.

Bottom Line has already redeveloped an existing convenience store at Clovis and Tulare avenued with an updated 7-Eleven meant to be sleeker and more inviting than its predecessor. Fuel options at the new development will also prioritize aesthetics and safety.

“We’re trying to go for more of a modern market that anybody can go to. It’s just not a typical liquor store,” Virk said, mentioning that some might not feel safe at older convenience stores and gas stations in other parts of Fresno.

The development will include 20 charging stations for electric vehicles, a 5000 square-foot store, multi-tenant spaces meant to bring in local businesses, and a men’s health clinic among others. One confirmed vendor is Chipotle.

“We’re not the types of landlords that just, you know, try to bring in a smoke shop, massage parlor, whatever it is ... in the areas that we look at. We look at it based on the neighborhood, what the demand is, and what’s needed there,” Virk said.

Virk mentioned that northeast Fresno is one of the highest income zip codes in the area, and leftover commercial space is limited. The new development is one of few available lots that makes it possible to bring new vendors into the area.
