Existing-home prices up 3.3% from a year ago
Prices of existing owner-occupied homes continue to rise, Statistics Netherlands (CBS) reported Tuesday. In August, home proces were 0.1 percent lower than in July. The year-over.year increase averaged just 3.3 percent, which roughly matches the inflation. The average price paid for an existing occupied home was 503,523 euros in August.
The year-over-year increase has reportedly been flattening non-stop since late 2024. In that year, there were months when prices rose by as much as 12 percent from the same time a year ago.
According to De Telegraaf, the prices are under pressure from rising mortgage rates. Additionally, many former rentals are coming onto the market at the lower end, pulling the average lower.
Sales totaled 18,885 homes in August - an almost 3 percent rise from the year prior. In the first eight months of 2025, 156,028 homes changed owners, which is more than 4 percent higher than this time a year before.
